ADDITION & RENOVATION DESIGN & DRAFTING


Residential construction projects where any existing construction is involved.  Some demolition of existing construction may be required.

Additional time will likely be involved to measure existing buildings & identify current structure.  Structural Engineering priced as above.

Design choices that may affect the cost of your home plans: attached garage, additional bays to your garage (3 or more bays), walkout basement, covered and/or enclosed decks, veranda, entry canopy, large / multi-level decks, foundation type (ICF, PWF), non-standard construction (SIP, ICF main floor), secondary suite design, etc. 

BI-LEVEL


Grade level entry home with half the stairs leading up to the main floor and half  the stairs leading to the basement.  Slightly more complicated than a bungalow, especially if significant space is developed at grade level (mudroom, laundry, etc.)

MULTI-FAMILY CONSTRUCTION


Duplexes, Townhouses​, etc. are limited by Zoning requirements and property sizes.  The code requirements become much more stringent in terms of fire safety and sound transmission.

ADDITION


Adding space on a new foundation to an existing home.  This may include renovating some of the existing space for new paths of travel and access.  Please contact for pricing with as many details as possible about your project.

STOREY & A HALF


A plan where the second storey is constructed as part of the roof framing.  These are generally the most complex houses to design.  Headroom concerns coupled with complex roof framing to incorporate dormers.

CONSTRUCTION CONSULTING


Providing residential construction advice, consulting, and recommendations to homeowners, contractors, and other professionals.

TWO STOREY


One storey over another.  Structure is needed to support the second floor and can become challenging with open concept plans.

ARCHITECTURAL AS-BUILTS


Extensive experience in measurement and drafting of architectural elements (walls, doors, windows, floors) for use as pre-design drawings or space management calculations.

LARGE FORMAT PRINTING, COPYING, & SCANNING


Limited to monochrome (grey scale) printing (up to 36" wide) & monochrome scanning. Additional prints needed, access to a large format plotter, or archive blueprints, access can be provided beyond the standard 9-5 workday!  Larger printing can be accommodated with notice.

BI-LEVEL with LOFT


This is a bi-level plan which incorporates additional space over the attached garage.  A vaulted ceiling is required to attain the required headroom for stairs leading from the main floor to the loft space.​

Most construction drawings will consist of, but are not limited to: Exterior Elevations, Floor Plans (including Basement Plan), Electrical Layouts (including Basement Plan), Foundation Plan, Floor Joist Framing Layouts, Proposed Roof Layout, Plumbing & Heating Layout, Foundation Isometric, Building Sections, and Construction / Framing Details as required.  Structural Engineering details will only be included if that service is requested.

STRUCTURAL ENGINEERING


This is assigned it's own value because not all jurisdictions require site specific structural engineering.  The cost of the engineering will vary depending on foundation choices.

SECONDARY SUITE


Converting an area of the home (usually the basement) into a suite for a renter.  Specific zoning & building code requirements for fire safety and sound transmission between suites.

RENOVATION


Changing an existing space to accommodate new use or function.  Working within the limitations of the existing structure.  Please contact for pricing with as many details as possible about your project.
